Is the amount paid by the landlord for vacating the dwelling permissible (halal), and is it to be distributed among the heirs according to Sharia?

It is permissible, Islamically, for the owner of a house to pay a sum of money in exchange for the tenant vacating the house before the end of the rental period. This payment serves as compensation for the tenant waiving their right to the usufruct, and it is divided among the tenants like an inheritance. However, if the rental period has ended and the contract has not been renewed, the tenant does not have the right to demand compensation for vacating, and they must return the money to the apartment owner if they have taken it.
