What is the ruling on taking a sum of money in exchange for vacating a rented apartment, when the tenant agreed to the amount due to harassment from the new landlord?

If the landlord and tenant agree for the tenant to vacate the apartment before the end of the lease term in exchange for financial compensation, this is permissible in Islamic law. The money the tenant receives is a compensation for willingly relinquishing their right to the usufruct of the leased property.
