The jurists differed on the obligation of paying the rent (ujra) at the contract session in an ijara (leasing/hiring) contract, holding four different opinions:

1. Hanafis: It is not a condition to pay the rent in advance at the time of the contract. Rather, ownership of it (the rent) is established by immediate payment, or by stipulation, or by the actual utilization of the usufruct, or by being enabled to utilize it. 2. Malikis: It is a condition to pay the rent in advance in an ijara of dhimma (contract for a future service/benefit where the liability is on the person, not a specific object) unless the lessee begins to utilize the usufruct. A delay of two or three days is excused. 3. Shafi'is: It is a condition for the lessor to receive the rent at the contract session in an ijara of dhimma, because the contract becomes void if the contracting parties disperse before the payment is received. 4. Hanbalis: If the ijara of dhimma is made using the terms "sallam" (hand over) or "salaf" (advance payment/loan), then it is a condition to hand over the rent at the contract session; otherwise, it is not.

Based on the opinion that permits delaying the rent, there is no objection to paying it in installments or increasing the rent in exchange for the deferment. As for brokerage (samasra) and providing services in exchange for a known benefit, there is no objection to it.
