If the value of the apartment is much greater than the value of the land, this constitutes a preferential treatment from the mother to her daughter and is considered an impermissible favoritism in a gift, unless there is a legitimate justification, such as the daughter's need, her disability, or her preoccupation with seeking knowledge. However, if the difference is small, or if the daughter will pay the difference in value, then there is no harm in that.
