Is a person considered indebted to the landlord for the remainder of the contract period after its termination due to the inability to pay rent?

The rental contract (ijarah (definition)) is binding according to the majority of scholars, so neither party may unilaterally terminate it except by mutual consent or upon the existence of a reason necessitating termination, such as the appearance of a defect. If the owner agrees to terminate the contract, the tenant is not obligated to pay anything to him. However, if the owner insists on upholding the contract, then the tenant is obligated to pay the rent for the remaining period, and he has the right to utilize the apartment or rent it out to someone else.
