The answer

One should not proceed with a loan unless it is non-usurious, the conditions are met by the borrower, and the borrower adheres to the terms of the lending institution, based on the Prophet's (PBUH) saying: "Muslims are bound by their conditions," and his saying: "Whoever cheats us is not of us." As for the commission requested by the facilitator of the loan, if he exerts his effort without deception or bribery, its permissibility has been stated, considering it a form of ju'alah (commission for a service), as mentioned by Al-Mawardi.
