A lease is a binding contract through which the lessor owns the rent and the lessee owns the usufruct. It is not rescinded except upon the expiration of the term or for a legitimate reason. The advance rent and the remaining contract period are owned by the lessor. The lessee has the right to utilize the premises or sublease them to another for the remaining period, unless there is an agreement to rescind the contract. Whoever encroaches upon the lessor's property must return it, and whoever assists in the encroachment is a partner in sin and liability.
